On December 16, 2025, a new shopping center “4 Seasons” opened in the Minsk microdistrict Krasny Bor. The facility opened without loud advertising campaigns, but residents of the district showed great interest — already half an hour before the start of work, a queue of several dozen people gathered at the entrance, and by the time of opening, their number exceeded a hundred.
The new shopping complex is located at
47 Skripnikova Street, not far from the MKAD in the area of the intersection of Pritytskogo, Odintsova, and Mazurova streets. The distance from the “Kamennaya Gorka” metro station is less than one kilometer, making the facility accessible both for motorists and pedestrians.

LLC “Tenkinvest”, well-known to Minsk residents for a number of completed projects. The name of the shopping center may seem familiar to many — a residential complex with the same brand exists on Leonida Bedy Street.

Construction features
Construction of the shopping center began in 2023 and took about two years. The construction proceeded ahead of schedule, but was not without incidents. In 2024, insulation caught fire on an area of five thousand square meters. The smoke was so intense that it was observed not only in Kamennaya Gorka, but also in the distant Grushevka.
Thanks to the fact that the work was ahead of schedule, the fire delayed the commissioning of the facility by only two months. The warm winter allowed restoration work to proceed without interruptions — it was necessary to partially dismantle and reassemble the walls and roof.
The total area of the facility, including parking zones, is
about 16 thousand square meters. Trading areas account for approximately 8 thousand square meters. The shopping center is single-story, which ensures convenience of movement for visitors of all ages.
The design solution involves dividing the space into four thematic zones corresponding to the seasons. The autumn zone is decorated in red tones, the winter one is in gray-white tones, and the spring and summer zones also have their own color identity.
Supermarket “Dionis” — the main tenant of the shopping center

“Dionis” — a Belarusian retail chain that may surprise Minsk residents with its non-obviousness. The brand originates from Polotsk, so the main development of the chain occurs in the Vitebsk region.
“Dionis” stores operate in the following cities:

- Glubokoye
- Vitebsk (regional center)

- Minsk (since 2018)
The chain came to the capital in 2018, and the store in the “4 Seasons” shopping center became
the eighth in Minsk. This indicates a systematic expansion of the brand's presence in the capital region.
The store occupies an area of almost a thousand square meters, with more than ten thousand product items in the assortment. The main emphasis is on in-house production, which distinguishes the supermarket from competitors.
The store's infrastructure includes:
- In-house bakery with a wide assortment of baked goods — from bread and buns to cookies
- Modern culinary department for preparing fresh salads
- Sushi bar with in-house produced rolls
- Salad bar with ready-made dishes
- Hot dishes and meat semi-finished products zone

Separate zones are allocated for fresh meat, vegetables, and fruits. The chain is developing its own private label — currently more than twenty items, including meat and sausage products, eggs, water, beverages, and cereals. The supermarket operates daily from eight in the morning until eleven in the evening.
On the opening day, special promotions and discounts were in effect at the store, and there was a face painting station for children. Visitors can get a discount card for permanent discounts.
At the time of opening, most of the shopping center's premises remain vacant — announcements about available rental spaces are placed on the facade. However, several retail outlets are already operating:

Representatives of the shopping center note that this is a local facility oriented toward quick purchases on the way home. The concept does not envisage competition with large city shopping centers like Green City, located nearby.
What will appear in the near future
The shopping center's management has already determined the directions for the facility's development. In the near future, the opening is planned of:
- Food court with an area of about 400 square meters with the possibility of using an open terrace for tenants
- Children's entertainment center for family leisure
- Fitness center with an area of 600 square meters with a separate entrance
Strategy for attracting tenants
The shopping center's management immediately warns about realistic expectations — flagship international brands like Zara or Bershka will not appear here. The strategy is oriented toward attracting well-known domestic brands.
Preliminary agreements have already been signed with several potential tenants, but specific names are not yet disclosed. Vacant pavilions continue to be considered for placing new retail outlets. According to the administration's forecasts, full occupancy of the spaces will occur within eight months from the opening.
Parking and infrastructure for visitors

free parking lot with a capacity of 300 to 350 cars is provided. This is an important advantage for a district with active residential development, where the issue of parking spaces is particularly acute.
The parking has an interesting technical solution — due to the height difference on the terrain, it is ground-level (entry is directly from the street), but at the same time fully covered. This protects cars from precipitation and ensures comfort in any weather.
Additional amenities
Next to the shopping center is a children's playground — a non-standard solution for such facilities. This allows parents to combine shopping with organizing leisure for children, which is especially relevant in warm weather.
Despite the absence of a large-scale advertising campaign on the internet, information about the opening quickly spread among local residents. Placing a sign on the doors indicating the date and time of the start of work was sufficient.
On the opening day, the scene was impressive:
- Half an hour before opening, several dozen people gathered at the doors
- By the time of opening, the number of visitors exceeded a hundred
- People were waiting not only at the entrance but also on the steps, children were playing on the playground
- After the doors opened, it took several minutes for everyone who wanted to enter
In the first hours of operation, there was a large influx of customers at the “Dionis” supermarket. Despite all cash registers (regular and self-service) being open, the queues were significant. This indicates high demand for retail infrastructure in the developing district.
Prospects for the development of the “4 Seasons” shopping center in the context of the district
The “4 Seasons” shopping center has good prospects for development due to several factors:
- Active residential development of the district — new residential complexes will appear in the foreseeable future, increasing the number of potential visitors

The main task for the coming months is to fill the vacant retail spaces with quality tenants who can satisfy the diverse needs of the local population. With successful implementation of this strategy, the “4 Seasons” shopping center has every chance of becoming a popular attraction center for residents of the Krasny Bor microdistrict and adjacent areas.
