The
Aviapark shopping and entertainment center is located on the legendary Khodynskoye Field in Moscow and is a unique space for shopping, entertainment, and family leisure. Opened in November 2014, the complex quickly earned the status of one of the main shopping landmarks of the capital thanks to its impressive scale and variety of offerings.
The total area of the center is
400 thousand square meters, which is equivalent to approximately 36 football fields. The retail area occupies 230 thousand square meters, making Aviapark the largest shopping center in Europe by total area. In terms of leasable space, the complex is second only to the famous London Westfield.
History of the creation of the shopping center on the site of the legendary airfield
From airfield to retail giant
The territory on which Aviapark now stands has a rich history. Here was located the
Central Airfield named after M.V. Frunze and Moscow’s first airport. It is symbolic that the name of the shopping center has preserved the memory of the aviation past of this place.
The first stone of the future complex was ceremonially laid in November 2012. Construction of the large-scale project took only two years, and on November 28, 2014, the official opening took place, although most of the stores began operating from Monday, December 1.
Investments and project team
Implementation of the ambitious project required investments of
about 1.4 billion dollars. The main shareholders were businessmen Mikhail Zayts and Igor Rotenberg. The developer of the project was AMMA Development, founded in 2007 by investor Mikhail Zayts together with top managers of IKEA/MEGA Property Russia, who had experience in creating the successful MEGA shopping center chain. The general contractor for construction was the Turkish company Renaissance Construction.
In 2024 it became known that Igor Rotenberg had left the group of shareholders back in February 2021. In the summer of 2025, the owners of the complex put the property up for sale with an asking price of
at least 100 billion rubles.
Architectural features and unique solutions
Glass roof and abundance of natural light
One of Aviapark’s main architectural features is its
glass roof with an area of 40 thousand square meters. This solution embodies the concept of a building based on an abundance of light and space. Natural lighting creates a comfortable atmosphere for visitors and allows significant savings on electricity during daylight hours.
The architectural design was developed by the American bureau Callison, which specializes in creating large shopping and entertainment complexes around the world.
The tallest cylindrical aquarium in the world
The hallmark of the shopping center is the giant aquarium located in the central atrium. Its parameters are impressive:
its height is 23 meters, and its diameter is 6 meters. The tank holds 370 thousand liters of seawater, home to about 2.5 thousand fish. Most of the inhabitants were brought from the Red Sea.
In 2016, Aviapark’s aquarium was officially recognized as the
tallest cylindrical aquarium in the world and entered into the Guinness World Records. Watching the underwater world has become a favorite pastime for both children and adult visitors to the center.
Green area on the top floor
The top floor of the complex is decorated with a green area designed in the style of an urban park. This space is ideal for relaxing after active shopping and creates a unique atmosphere of being close to nature right inside the shopping center.
Infrastructure and transport accessibility
Convenient location in a fast-growing district
Aviapark is located at
4 Khodynsky Boulevard in the central part of Moscow. The Khodynskoye Field district is actively developing and becoming one of the most attractive areas of the capital. In September 2018, the new Khodynskoye Field city park, created according to a project by the Italian architectural bureau Land Milano, opened directly next to the shopping center.
Transport accessibility is ensured by the proximity of Leningradsky Avenue and the Third Ring Road. The complex is conveniently located for residents of different districts of Moscow.
CSKA metro station
In February 2018, the
CSKA metro station opened near the shopping center. The metro exit is literally just a few steps from the main entrance to the complex. Although the shopping center and the metro station were designed simultaneously, they were not directly connected by an underground passage — the pedestrian route runs through the car park, entering via a side entrance.
Parking for 5 thousand cars
For visitors traveling by private car, there is a
spacious two-level car park for 5 thousand parking spaces. Navigation is organized using convenient color and numerical zone markers.
